Drainage

The application site which is situated within Flood Zone 1, seeks the creation of one dwelling. The Lead Local Flood Authority (LLFA) has identified that the proposed Flood Risk Assessment does not provide a climate change increase of 40%, and it is proposed that the surface water from the site outfalls into the existing lake attenuated. However as the site would increase impermeable area, this should be drained to the equivalent greenfield rates. In addition to an assessment of whether the existing water body has a capacity to receive the surface water runoff proposed. In order for the Lead Local Flood Authority to provide a detailed response further information and evidence is required.

Additional information was requested of the applicant. This information has been provided, however the LLFA have not provided a response to this additional information.

Given the application is situated within Flood Zone 1 with no flooding history, and is for a development of one dwelling, it is considered that the information required by the Lead local flood authority can be over come by way of conditions, which would seek a revised Flood Risk Assessment, detailed design plans and calculations to demonstrate performance of the drainage scheme during construction and upon completion, and a long term maintenance scheme of the proposed drainage scheme.
